The visionary behind the core
Founded by Rick Ruby, The CORE was built from decades in the trenches and a simple question: what actually helps professionals scale production, teams, and income year after year?
The answer was never hype or theory. It was structure, accountability, and repeatable systems taught by people who had lived it.
Over the years, Rick has coached mortgage professionals and real estate agents through every kind of market. He has helped people move from strong individual production into businesses that scale, teams that perform, and lives that are no longer built around constant chaos.

Rick Ruby has spent four decades in the mortgage business and has built a reputation as one of the most effective performance coaches in the homebuying industry. He owns three high-performing mortgage branches and leads a team of more than 30 loan officers. His branches closed roughly 2,000 loans in 2023 alone. Rick personally originated loans from 1984 to 2009, so everything he teaches is grounded in years of production, leadership, and real market cycles—not theory.
In 2001, Rick founded The CORE Training, an elite mortgage and real estate coaching company built on one clear philosophy: earn more, save more, and give more. Today, The CORE serves more than 1,000 clients and is led by dozens of top-producing coaches who each run successful businesses and typically earn at least seven figures with significant savings. Under Rick’s leadership, The CORE has helped create hundreds of millionaires by focusing on systems, accountability, and execution rather than motivation alone.
Beyond The CORE, Rick consults privately with major mortgage and real estate organizations and hosts “The Street Smart Millionaire,” where he shares the same direct, no-nonsense approach that defines his coaching. His goal is simple: to help serious professionals build stronger businesses, stronger finances, and greater capacity to give back.

Randall S. Mills is a Director at The CORE, bringing more than 13 years in residential lending and over 25 years in finance, commercial banking, and development. He first joined The CORE as a Level 1 student in 2013 and advanced through Levels 2 and 3, using the program as a fast track to build a large, referral-driven mortgage business. A Top 1% mortgage producer in the nation for six consecutive years before moving into his current role, Randall has built his career on disciplined systems, consistent execution, and strong relationships with clients and partners.
At The CORE, Randall oversees Level 1, Level 2, and shares leadership of Level 3 coaching with founder Rick Ruby, while also leading the Marketing, Sales, and Level 1 & 2 Concierge teams. He continues to serve as a Level 3 coach and a producing loan officer, helping top performers install the same proven processes that transformed his own business. The work is deeply personal to Randall—The CORE radically changed his life both personally and financially, and he is passionate about paying that impact forward to the next generation of students.
Outside of work, Randall is an avid aviation enthusiast(has his Private Pilot License), a wake surfer on Lake Norman, and a retired professional off-road racer, rock crawler, and Grand Prix motorcycle racer. He lives with his wife and enjoys time with his two adult stepchildren, bringing the same focus and intensity he developed in competitive motorsports to his coaching and leadership at The CORE.

A consistent top performer in the mortgage industry, Scott has been recognized as a Top 5 Star Mortgage Award winner for the past 10 years. He brings both executive leadership and field-tested mortgage experience to his coaching, giving clients guidance rooted in what actually works in a competitive market.

She joined The CORE in 2015 as a single mom of four who wanted to grow her business without sacrificing time with her family. As a producing loan officer, Julie went from working without structure to consistently funding over $100 million in volume for eight consecutive years, including a peak year serving 551 clients and closing $325 million—largely with an all-woman team she has mentored and developed.
At The CORE, Julie coaches top-producing loan officers in small, focused groups, helping them generate more leads, convert at higher rates, and build dynamic, scalable teams. She collaborates monthly with the Board of Directors to elevate The CORE's client service and plays an active role in The CORE Locker Room, shaping content that helps lenders and real estate professionals grow their production and reach the next level in their business.
The work matters deeply to her because she believes in raising the standard of the mortgage and real estate industry and in teaching professionals to make, save, and give at a higher level. Julie has a special heart for single moms who are trying to build careers and families at the same time, and she is driven to give back what she received through The CORE.
Based in Seattle, she is a proud mom of four who loves lifting weights, traveling, and spending time with friends and family—living a life she credits, in part, to the structure and opportunity The CORE helped her create.

Before mortgage, Greg worked as a personal trainer at a luxury health club and ran a martial arts dojo—experiences that influenced his beliefs in coaching, discipline, and repetition.
Over the past decade, he has consistently had seven-figure income years while building a business that enables his wife to stay at home with their children—one of his proudest achievements.
At The CORE, Greg enhances the client experience by curating and optimizing content in The CORE Locker Room, leading several coaching groups each week, and providing open office hours for advanced students seeking deeper tactical and strategic guidance. Greg grew up just outside Boston and has called Scottsdale, Arizona, his home since college. He and his wife are raising two active teenagers, Kai and Tatum, and share their home with three dogs.
